Under the direction of the Logistics Operations Manager, the Box Truck Driver is responsible for material and equipment deliveries and returns. 

Qualifications

  • Education:  The knowledge, skills and abilities typically acquired through the completion of a high school diploma or GED.

Tool Room Assistant - Milwaukee, WI

Under the direction of the Logistics Operations Manager, the Tool Room Assistant is responsible for ensuring scheduled tool requests are met and planned maintenance for the Company’s tools are completed.

Qualifications

  • Education: The knowledge, skills and abilities typically acquired through the completion of a high school diploma or GED.
  • Years of Relevant Work Experience: 1 to 3 years tool or warehouse experience in a contracting environment is preferred; prior experience in tool maintenance and repair is preferred.

Key Activities

  3. Consumable Inventory. Monitor inventory of consumables in tool crib to ensure appropriate levels are maintained and ready for disbursement.
  4. Tool Delivery. Coordinate with Tool Room and Warehouse Coordinators to ensure accuracy and readiness of tool requests that will be shipped to job sites.
  5. Warehouse/Shipping and Receiving. Assist with loading/unloading of trucks, delivery of materials and material/equipment handling on an as needed basis.
  6. Other duties as assigned.

 The Estimator is responsible for analyzing blueprints and other documentation to prepare cost, material, and labor estimates for products, projects, or services.

  1. Understand Projects. Gain thorough understanding of potential projects by reviewing all available project documentation, discussing project with salesperson, and/or reviewing project site.
  2. Prepare Estimates. Utilize QuickPen (or other automated estimating software) to establish detailed project cost estimates. Develop estimates utilizing the most advantageous/efficient construction practices. Obtain bids from vendors and subcontractors. Obtain bid bonds when necessary. Achieve customer/Company expectations regarding turnaround time for bids.
  3. Prepare initial project documentation for “turning over” project to Operations. Participate in turnover meetings. Assist engineering/design/CAD in the preparation of project drawings.
  4. Maintain/Enhance Estimating System and Procedures. Perform periodic reviews of actual vs estimated costs on key projects to help evaluate ongoing labor productivity and estimating accuracy. Participate in post mortem reviews of projects as requested. Adjust estimating system and/or procedures to continue to improve overall estimating accuracy.
  5. Bid Tracer. Enter bid requests into Bid Tracer in a timely manner. Communicate bid participation to customers.
  6. Take Offs. Prepare periodic partial take offs to assist Project Managers in forecasting cost at completion.
  7. Participate in the development and implementation of Company best practices.

Key Performance Factors: A successful Estimator manages the quoting/bidding process for a division; produces accurate, complete, timely estimates; ensures that estimating software is updated and maintained to achieve the most accurate estimates possible; and tracks actual job and shop progress and results in order to continually enhance estimating accuracy.

Estimator Career Progression: Intern → Associate Estimator → Estimator → Senior Estimator

An Estimator becomes eligible for promotion to Senior Estimator when able to demonstrate consistent, reliable, and successful performance of their defined duties, when able to perform Estimator duties for mid-sized, more complex projects with little supervision.

  3. Customer Relations. Maintain the Company’s relationships with current customers. Develop relationships with new customers. Educate current and potential customers about Company’s competencies.
  4. New Business. Identify, develop and generate new business activity. Estimate projects/contracts in accordance with customer definitions/plans. Achieve customer and Company expectations regarding turnaround time for quotes/bids/proposals. Negotiate contracts in accordance with Company policies and objectives. Review resulting customer contracts. Ensure that contracts properly represent negotiated terms. Prepare contracts for Division Manager signature. Obtain risk management review of indemnification clauses.
  5. Turn Oversand Project Preparation. Prepare initial project documentation for “turning over” project to project manager. Participate fully in “turn over” process to ensure that project manager has a complete understanding of project and contract.
  6. Support. Support commercial HVAC salespeople, project managers, estimators and field foremen on technical issues/concerns.
  7. Development of Engineering/Design Staff. Assist in the selection, orientation and training of new engineering and design professionals.
  8. Best Practices. Utilize technical expertise to continually challenge and improve designs and construction practices. Participate in the development and implementation of process improvement initiatives. 

Key Performance Factors: A successful Commercial HVAC Sales Engineer continually improves design and design processes to ensure that customer expectations are met in the most cost-effective manner possible, helps to build engineering talent within the organization and supports field issues in a manner that maintains peak field productivity.  A successful Commercial HVAC Sales Engineer will meet and exceed annual sales and profit goals.

  3. Project Documentation. Maintain the documentation for all job coordination issues.  Provide other project information/documentation as requested.  Provide information to complete permit/plan review.  Generate record drawings, “cut sheets”, shop drawings, and fabrication drawings.  Archive drawings (approved plans, pertinent architectural plans, civil plans) in electronic format.
  4. Maintain CAD System. Maintain/update CAD system to ensure maximum efficiency/accuracy is achieved.
  5. Participate in the development and implementation of Company best practices.

Key Performance Factors: A successful Designer creates accurate, detailed installation drawings that meet the specifications of the project in the most cost-effective manner possible; and keeps projects on schedule by providing drawings in a timely manner.

  2. Project Documentation. Prepare and communicate equipment submittals. Maintain equipment submittal log and documentation. Prepare and communicate project RFI’s as early as possible in the project. Maintain RFI log and documentation. Prepare letter to appropriate party documenting all significant concerns (job delays, poor site conditions, out of sequence work, labor interruptions, etc).  Maintain all required project documentation in accordance with Company standards.
  3. Project Management. Manage contracts to estimate and construction schedule. Establish project metrics and report progress against metrics to Company management. Ensure that all assigned projects meet the Company’s and customer’s quality and safety expectations. Acquire all necessary permits, bonds, licenses and registrations. Arrange for all necessary job inspections. Document inspection activities and results. Coordinate job labor with Superintendents.  Clearly communicate expectations regarding installation methods, equipment delivery and job schedules to Superintendents and foremen. Purchase necessary equipment/material. Coordinate delivery of equipment/material to project. Contract and schedule subcontractors for projects. Ensure that subcontractors are meeting Company standards of performance, quality, schedule and safety. Represent Company at all construction/coordination meetings as required by the customer.
  4. Project Financials. Monitor project financial performance. Forecast project cost at completion for monthly WIP meetings.  Approve equipment/material/subcontract invoices in a timely manner. Invoice customers in accordance with the contract and Company guidelines. Participate in collection issues as requested by Finance.
  5. Customer Relations. Utilize contact with customers and detailed knowledge of customer systems to identify new business opportunities.
  6. Coordinate activities among Total Mechanical divisions on multi-division projects, typically smaller and more apparent in nature. Assume lead role when assigned.
  7. Arrange and lead post mortem meetings with Estimating for all jobs that complete outside of normal guidelines. 
  8. Change Orders. Identify, prepare, obtain pricing, negotiate and track change orders. Ensure that field personnel clearly understand what constitutes “out of scope” work for each project and how to communicate such requests to project management. Enter change orders into the accounting system.
  9. Participate in the development and implementation of Company’s best practices. 

Key Performance Factors: A successful Project Manager installs projects that meet customers’ expectations in the most cost-effective manner possible; effectively manages the Company’s risk by creating and maintaining all necessary project documentation, and effectively manages subcontractors and ensures that Company safety protocols are followed.

Key Activities 

  1. Project Preparation. Obtain detailed understanding of assigned projects (contract specifications, terms, scope, alternates, estimated costs and planned installation methods). Arrange and lead turnover meeting from sales to project management. Prepare project documentation packet for field. Enter jobs into the accounting system.
  2. Project Documentation. Prepare and communicate equipment submittals. Maintain equipment submittal log and documentation. Prepare and communicate project RFI’s as early as possible in the project. Maintain RFI log and documentation. Prepare letter to appropriate party documenting all significant concerns (job delays, poor site conditions, out of sequence work, labor interruptions, etc).  Maintain all required project documentation in accordance with Company standards.
  3. Project Management. Manage contracts to estimate and construction schedule. Establish project metrics and report progress against metrics to Company management. Ensure that all assigned projects meet the Company’s and customer’s quality and safety expectations. Acquire all necessary permits, bonds, licenses and registrations. Arrange for all necessary job inspections. Document inspection activities and results. Coordinate job labor with Superintendents.  Clearly communicate expectations regarding installation methods, equipment delivery and job schedules to Superintendents and foremen. Purchase necessary equipment/material. Coordinate delivery of equipment/material to project. Contract and schedule subcontractors for projects. Ensure that subcontractors are meeting Company standards of performance, quality, schedule and safety. Represent Company at all construction/coordination meetings as required by the customer.
  4. Project Financials. Monitor project financial performance. Forecast project cost at completion for monthly WIP meetings.  Approve equipment/material/subcontract invoices in a timely manner. Invoice customers in accordance with the contract and Company guidelines. Participate in collection issues as requested by Finance.
  5. Customer Relations. Utilize contact with customers and detailed knowledge of customer systems to identify new business opportunities.
  6. Coordinate activities among Total Mechanical divisions on multi-division projects, typically smaller and more apparent in nature. Assume lead role when assigned.
  7. Arrange and lead post mortem meetings with Estimating for all jobs that complete outside of normal guidelines. 
  8. Change Orders. Identify, prepare, obtain pricing, negotiate and track change orders. Ensure that field personnel clearly understand what constitutes “out of scope” work for each project and how to communicate such requests to project management. Enter change orders into the accounting system.
  9. Participate in the development and implementation of Company’s best practices. 

Key Performance Factors: A successful Project Manager installs projects that meet customers’ expectations in the most cost-effective manner possible; effectively manages the Company’s risk by creating and maintaining all necessary project documentation, and effectively manages subcontractors and ensures that Company safety protocols are followed.  

Project Management Career Progression: Intern → Assistant Project Manager → Project Manager → Senior Project Manager → Project Executive  

A Project Manager becomes eligible for promotion to Senior Project Manager when able to demonstrate consistent, reliable successful performance of their defined duties, when able to perform Senior Project Manager duties for large-size projects with little supervision and upon successful completion of the Senior Project Manager training program. 

Working Conditions: This is a full-time exempt position. Business hours are between 7:00am to 5:00pm. Work may require temporary and/or partial re-assignment to job trailers.

CAD Designer - Janesville, WI

As a CAD Designer, you will be responsible for coordinating, designing, and formatting computer-aided design (CAD) drawings.

Qualifications

  • Education: The knowledge, skills and abilities typically acquired through the completion of a high school diploma or GED. Or member in good standing of applicable local bargaining unit.
  • Years of Relevant Work Experience: 5+ years of CAD experience.
  • Certificates/Licenses: Valid driver’s license. Satisfactory driving record.

Skills and Competencies

  • Technical Skills: This position requires proficiency with general office and Autodesk Revit software; knowledge of commonly used industry concepts, practices, and procedures; knowledge of applicable building codes and industry installation practices; and the ability to read and interpret construction drawings and blueprints.

  2. Generate Drawings. Generate detailed drawings utilizing computer-assisted drafting (CAD) equipment. Field sketches and fabrication drawings are covered work by local bargaining members.
  3. Project Documentation. Provide other project information/documentation as requested. Provide information necessary for plan review/permit. Manage plan review process. Provide “cut sheets” and shop fabrication drawings as requested. Archive drawings (approved plans, pertinent architectural plans, civil plans, etc) in electronic format.
  4. Maintain/update CAD system to ensure maximum efficiency/accuracy is achieved.

Key Performance Factors: A successful CAD Designer produces complete, accurate CAD drawings that properly reflect the proposed system in accordance with the schedule; supports engineering, sales and project manager staff as requested; provides accurate information for permits and plan approval; and maintains a complete, organized set of archived drawings.

Career Progression: A CAD Designer is eligible for promotion to Senior CAD Designer when able to consistently, accurately and reliably execute their duties in a timely manner, able to demonstrate a high level of autonomy on completing their workload and completes the CAD Designer training program
